02 / Why Liri Builders

Built on Discipline, Not Slogans

01

Planning Before Construction

Most project risk is resolved before the first wall comes down. We invest in scope, design coordination, and budgeting up front so decisions are made deliberately rather than under pressure on site.

02

Clear Scope Development

A written, detailed scope defines what is included, what is an allowance, and what is separately contracted. Clarity here is what keeps a project organized and reduces avoidable change orders.

03

Consistent Communication

You are kept informed through the phases that matter — planning updates, selection deadlines, inspection milestones, and any change that affects scope, budget, or schedule.

04

Accountable Project Management

One coordinated team manages design information, trades, inspections, and closeout — with documentation at each step so responsibility is clear from planning through completion.

03 / Portfolio

The Work We Build

Project concepts shown illustrate the scope, design direction, and construction approach of the work we take on.

04 / Approach

A Better Building Experience

Successful projects begin before construction. The work that determines whether a renovation goes smoothly — scope definition, design coordination, realistic budgeting, and permit planning — happens on paper, when changes are still inexpensive to make.

Our design-build process is built around that idea. We define what the project includes in writing, coordinate the design and construction decisions that depend on each other, sequence the work deliberately, and communicate consistently from planning through closeout.

No two projects are identical, and we won't pretend otherwise — budgets are developed for your specific scope, and schedules account for the realities of permitting, inspections, and material lead times.

05 / Process

From Concept to Completion

See the full process →
  1. 01

    Initial Conversation

We start by understanding the property, your goals, desired timing, current design status, and preliminary budget expectations.

  2. 02

    Property and Project Review

We review available plans, photos, property information, and known conditions alongside your priorities. Destructive investigation or professional testing is not included unless specifically agreed.

  3. 03

    Feasibility and Preliminary Planning

We evaluate major design, budget, access, permitting, utility, and constructability considerations. Feasibility remains preliminary until required professional investigations are complete.

  4. 04

    Design, Scope, and Budget Development

We coordinate design information, define scope, identify allowances, document exclusions, review selections, and develop the project budget.

  5. 05

    Permitting and Preconstruction

We coordinate permit submission responsibilities, long-lead materials, scheduling, trade planning, site logistics, and preconstruction requirements. Government review and inspection timing is outside the contractor's direct control.

  6. 06

    Construction, Closeout, and Warranty Documentation

Site protection through finishes, quality-control reviews, punch list, final cleanup, closeout documents, and warranty documentation. Sequencing varies by project.

The exact process varies based on project type, property conditions, jurisdiction, design status, and permitting requirements.

L·I·R·I — Leadership, Innovation, Relationships, Improvement

Our name is our standard. These four principles guide how we plan, build, and communicate on every project.

Innovation

Better methods, materials, and coordination tools applied where they genuinely improve the result.

Relationships

Clear, respectful communication with owners, designers, and trades — built to last beyond one project.

Planning a Remodel, Addition, ADU, or Custom Home?

Before you finalize assumptions about design, budget, timeline, or permitting, talk it through with a builder. An early conversation usually clarifies what's realistic — and often changes the plan for the better.
